We’re pleased to welcome Kris Bryant, Senior Project Manager, to the Guardian team! Kris joins Guardian Real Estate Services as a Senior Project Manager bringing more than a decade of experience in real estate development and finance. Kris’ skills and expertise include a strong command of market analysis strategies, innovative financial modeling and tactical relationship management.


Prior to joining Guardian, Kris worked as a Senior Finance Project Manager at Housing Development Center (HDC) in Portland, Oregon. At HDC he worked with nonprofits and housing authorities to develop and preserve affordable housing and community facilities, with a focus on assessing feasibility and structuring multisource financing for property development and preservation. Prior to moving to Portland in 2015, Kris worked as a Development Manager at the Atlanta office of national nonprofit affordable housing owner Mercy Housing, where he managed the financing and development of housing for seniors and working families using LIHTCs, tax exempt bonds and other housing sources. Previously, with the Dawson Company, Kris managed development of more than $350 million worth of urban infill, mixed use and transit oriented projects in Atlanta, Baltimore and Cincinnati. Kris holds a Bachelor of Arts in finance from Morehouse College and a Master of Business Administration from Mercer University.

Jennifer is a property management veteran with over 13 years of experience as a community leader, ensuring strong tenant and client relationships. With an extensive background in conventional and affordable housing, Jennifer has a comprehensive knowledge of public housing, tax credit certification, and all aspects of property management operations.

She enjoys the opportunity to work closely with her community partners and volunteers regularly at the Boys and Girls Club. Speaking both English and Spanish fluently, In her free time Jennifer enjoys spending time with her family, playing with her Boston terrier Jackson and going to hockey games with her husband. Jennifer is an valued addition to our portfolio team at Guardian Management. Guardian Real Estate Services welcomes Virginia Barden, Regional Lease Up Manager, to the team! Virginia oversees the transition of Guardian’s new projects from the development phase to reputable _MG_5596RGB-1and successful operating entities. She joins us with Class A lease up experience and an extensive understanding of the changing Portland rental landscape. Focused in strong operations, she is also well versed in project management, marketing programs as well as business strategy and development. Prior to joining Guardian, Virginia oversaw numerous established and new construction projects in the Portland urban core and prides herself on training superior staff, implementing luxurious customer service standards and maintaining positive investor relationships.

Virginia is diving right in and executing the lease-up at Oxbow 49 in the John’s Landing neighborhood of SW Portland and Yard at the Burnside Bridgehead. Guardian has a full pipeline of exciting property launches, and we are proud to have Virginia spearheading the lease-ups.

Guardian Real Estate Services welcomes Michelle Anderson, Development Associate, to our growing Development Team! Michelle recently achieved her Masters of Urban and Regional Planning degree and Real Estate Development Graduate Certificate from Portland State University. She focused on innovative housing options, urban design, neighborhood involvement, and the intersection of land use planning and development. Previously, Michelle worked for the City of Portland Bureau of Planning and Sustainability where she helped with public outreach efforts for the 2035 Comprehensive Plan Update. She also worked for KPFF Consulting Engineers as a Project Administrator where she assisted project engineers with the construction administration process as well as other aspects throughout the design phases of each project. Guardian’s Development team continues to demonstrate expertise and passion in developing high-quality multifamily residential properties in the Northwest, and we’re fortunate to have attracted Michelle to this position.

When she isn’t working, this San Diego native has some pretty neat hobbies, so we thought it was only fitting to include a few fun facts:
1. Before Guardian swept her up, she planned on renovating a 8′ x 8′ playhouse into her very own “tiny house”. 
2. Her passion for urban development doesn’t stop with the housing industry. She is currently knee deep in the 750 page influential book, The High Cost of Free Parking by Donald Shoup.
3. Michelle is the proud owner of a Vespa Scooter named Piglet,  and has plans to ride it from San Diego up the California Coast.

Guardian Real Estate Services is excited to announce the addition of Kim DeMarcus to our team. Kim joins Guardian as the Manager of Compliance and Administration where she oversees Guardian’s Compliance Department, the Portfolio Assistants and Corporate Support Staff. Affordable housing is an important aspect of Guardian’s business and our in-house Compliance Department is responsible for ensuring our properties meet all regulatory expectations. 
Kim is skilled in the intricacies of affordable housing programs and has more than 20 years’ experience in the Multifamily Industry. Most recently, she served as the Executive Director for a low-income housing and community development organization in Albany, Oregon. Kim is also an elected officer on the Board of Directors for Oregon’s Affordable Housing Management Association (AHMA) and holds the following industry designations: Certified Occupancy Specialist by NCHM, Housing Credit Certified Professional by National Association of Home Builders and Certified Property Manager Candidate by the Institute for Real Estate Management.

Guardian Real Estate Services proudly celebrated the Ribbon Cutting and Grand Re-Opening of the Village East Apartments in Springfield, OR on October 2, 2015.

Village East is an affordable multifamily community in Springfield, Oregon comprised of 42 one, two and three bedroom apartment homes. In 2012, Village East was in need of substantial repairs and replacements with significant deferred maintenance and was in danger of losing its project-based Section 8 contract. Guardian acquired Village East in March of 2012 and began working with local affiliates and government agencies to preserve the affordability and perform the much needed repairs. After bringing the property into full compliance and turning around property operations, the project was awarded tax credits in 2014 and our team quickly mobilized to launch a full rehabilitation. Renovations included new siding, roofing, insulation, windows, flooring, appliances, cabinets, countertops, kitchen/bathroom fixtures, lighting, electrical upgrades, and new ductless mini-split HVAC units in each apartment. Parking lot was re-sealed and re-striped, sidewalks were repaved and made accessible, landscaping was dramatically improved and a new playground was added for all to enjoy. Thanks to the U.S. Department of Housing and Urban Development the project-based Section 8 contract was extended for 20 years in conjunction with the rehabilitation providing stability for these families for years to come.

This project would not be possible without the partnership of many outstanding individuals, partners and groups working together to preserve affordable housing throughout the great state of Oregon. In partnership with MHT Housing, the U.S. Department of Housing and Urban Development, Oregon Housing and Community Services, City Real Estate Advisors and JP Morgan Chase, we were able to preserve and beautifully renovate 42 units that house over 50 children and their families. A special thank you to Eugene-based Cornerstone Community Housing who provide resident services tailored to our residents’ needs including financial literacy for adults and children, classes, social events and referrals to other service providers in the Springfield/Eugene area.

Guardian welcomes Jack Cagle, Director of Property Maintenance and Safety, to our growing and skilled team. Jack provides direct oversight for all aspects of Maintenance Operations including safety, compliance, purchasing, hiring, training, policies and procedures for Guardian’s portfolio consisting of nearly 180 properties. Jack previously served as the Director of Central Maintenance Crew Operations at Guardian from 2007 – 2010.

Prior to working at Guardian, Jack was the president of two Multi-Unit Retail Chains and was an executive in operations, merchandising, inventory management and sales. He is a specialist in change management, developing and implementing strategy plans for growth. His wide-range of professional experience provides him with a rare and unique approach when overseeing property maintenance operations. Guardian prides ourselves on our commitment to providing safe and clean communities for all residents -we are proud to have attracted Jack to this essential role! Welcome (back) to Guardian, Jack!

Deborah oversees all aspects of our property operations at Guardian, including property management, compliance, maintenance and administrative support. Prior to joining Guardian, Deborah oversaw property operations at Nevada HAND in Las Vegas and Mid-Pen Housing in Foster City, California. She also formerly served as Vice President of Asset Management for SunAmerica Affordable Housing, overseeing a portfolio of tax credit general partnerships. Deborah brings over 25 years of experience in conventional and affordable property management, asset management and development to Guardian. 
In addition to earning her Master’s in Business Administration with an Accounting Emphasis from the University of Oregon, Deborah also received her Certified Property Manager designation through the Institute of Real Estate Management and is a HUD Certified Occupancy Specialist and a House Credit Certified Professional. Her strong and diverse housing background is a very exciting addition to the Guardian Team.

Guardian Real Estate Services is proud to be collaborating with Central City Concern, Miracles Club, and the Portland Housing Bureau as a developer in partnership with the Multi-Cultural Development Group on the Miracles Central Apartments. This 47-unit building is an important project for individuals and families recovering from addiction who want to live in a community with services and peer mentoring. We are inspired by the work that has gone into making this project a reality and consider ourselves privileged to have a hand in bringing it to fruition. In addition to serving a population that might otherwise be at risk of displacement, twenty-five percent of the project’s subcontracts will be performed by Minority, Women-Owned and Emerging Small Businesses (MWESB) from the local community. 

Guardian is proud to practice green business throughout the year, but each April we take it a step further by encouraging communities to apply creative strategies to reduce their environmental impact. In April we partnered with Green Mountain Energy to promote PGE’s Renewable Power Program at Guardian Communities throughout Oregon. The environmental impact of this program is impressive! We are pleased to announce Emily Logue has joined the Guardian Team as our Director of Marketing. Emily oversees all marketing functions and is responsible for providing strategic direction and oversight for both corporate and project-level marketing strategies. 
Emily joins us with extensive experience in the new development sector of multi-family housing where she has overseen marketing, branding and public relations for the past 3 years. With a marketing and business development focus, she has extensive experience in acquisitions, dispositions and new construction within the multi-family sector including both conventional and affordable housing platforms. Emily brings nearly 10 years of commercial real estate experience to Guardian. She has a passion for delivering exceptional experiences for residents, prospects and investors through strategic partnerships and campaigns.
A few fun facts about Emily: She has completed over 60 skydives (out of perfectly good airplanes), has a passion for baseball (the Seattle Mariners and Hillsboro Hops of course!), and is a podcast junkie.
