Guardian acquired the luxury, mixed-use building in 2024 with a plan to restore the property to its status as the premier residential property in the Pearl District.

The Louisa has 242 luxury apartments in a variety of spacious floor plans, from urban-style one-bedroom homes to two-story townhomes. Part of the Brewery Blocks redevelopment delivered in 2005, The Louisa includes 16 stories of luxury apartment homes and 30,000 square feet of retail space on the ground level, home to well-known high-end brands like Lululemon, West Elm, and Williams Sonoma. Above the ground floor retail are two manicured courtyard gardens featuring a BBQ grill, fire pit, and eco-friendly landscaping, as well as the community lounge and entertainment kitchen.

In 2025, Guardian began a comprehensive update of the apartments and all common areas to restore the value of the nearly 20-year-old building. The first phase, completed in December 2025, converted two residential units into a fitness center and renovated the lobby and the residential community room. The second phase includes landscaping improvements of the rooftop terrace. Plans for upgrading apartment units are underway.
