Experience

Kayla joined Guardian in 2021 as a Community Manager and quickly progressed through several leadership roles, including Roving Community Manager and Area Manager. In 2025, she was promoted to Portfolio Manager, a reflection of her strong operational skills and commitment to Guardian’s mission. Prior to her time at Guardian, Kayla worked as a community manager for other local firms and as a real estate agent. While she specialized in luxury real estate as a broker, she transitioned to affordable housing when she moved into property management.

Kayla specializes in affordable housing operations, lease-ups and acquisitions, and team development. She fosters strong relationships with ownership partners and consistently delivers results across her portfolio. In recognition of her work, Kayla was named Affordable Manager of the Year at Guardian’s 2023 Leadership Conference and Property Support Person of the Year in 2025. Kayla holds certifications as a Certified Occupancy Specialist through the National Center for Housing Management and a Housing Credit Certified Professional (HCCP) through the National Association of Home Builders. She is also a licensed real estate broker in Oregon.
