$25 Million Development Planned in John’s Landing

A $25 million mixed-use project is in the works for John’s Landing.

Guardian Real Estate Services has applied to the Portland Bureau of Development Services for early design assistance with a 166-unit apartment building at 4949 S.W. Landing Drive – the location of the former Willamette Athletic Club. According to www.johnslanding.org, the approximately 35,000-square-foot facility was built in 1982 as an adults-only athletic club, but struggled with declining membership in later years.

According to public records, the property is currently owned by Portland real estate investor Barry Menashe (via 4949 SW Landing LLC), and is listed on Menashe Properties’ website as an office property with 70,000 square feet of land.

Guardian’s proposal envisions five stories of wood framing over a two-story concrete base (one basement level), with 2,000 square feet of retail space on Southwest Macadam Avenue, as well as 160 parking stalls. The building would wrap around a south-facing courtyard in a large “C” shape.

Thomas Brenneke, president of Guardian Real Estate Services, said more information about the project would be available next week; the early assistance meeting is set for Feb. 19.
