We are proud of our roots in affordable housing and the contribution this housing choice makes to our city. Creating affordability in housing is one of our greatest accomplishments in the region and distinguishes Guardian’s value set as a leader in the fight to create housing for all income levels. Guardian has produced or preserved over 3,200 affordable housing units in Oregon, Washington and Texas, totaling $218 million in development costs.
Guardian’s expertise in the affordability arena is used to position projects to qualify for incentives ranging from tax increment financing and tax exempt bond financing to tax credits available from the Low Income Housing Tax Credit Program, the National Historic Preservation Tax Incentive Program and the New Markets Tax Credit Program. The company evaluates other local programs designed to improve feasibility of private developments as well as projects carried out in a public/private partnership.
